SB721 INSPECTION OVERVIEW

 

SERVICE DESCRIPTION

This inspection meets the minimum state requirements by inspecting the required 15% of each type of EEE structure at the property.  A summary of the inspection findings will be presented in a detailed SB721 Inspection Report and presented to the property owner/management.

THE INSPECTION:

Per SB721 requirements, the report will include:

  • Identification of each type of EEE structure that, if found to not meet its load bearing requirements, would pose a threat to the health/safety of occupants.

  • Assessment of the load-bearing components and associated waterproofing elements of the EEE structures identified above.  

  • The inspector must use methods that allow for direct visual examination of load bearing components (ex. Borescope). While we do drill a few very small holes to allow our borescope camera into the structure to view and photograph the wood supports, we patch all holes and clean up completely before leaving the job.

 

INSPECTION DAY:

When our inspector(s) are onsite, they will be:

  • Walking around the property taking general pictures of the exterior of the building for identification purposes along with detailed pictures of each Exterior Elevated Element (EEE) structure (balconies, walkways, stairs, etc)

  • Accessing the majority of EEE structures for inspection with the use of a ladder from the exterior ground. 

  • Drilling small borescope holes (smaller than the size of a dime) in the siding material of EEE structures to properly evaluate the load bearing components inside. **Occupants may notice brief drilling sounds during the inspection. This noise is minimally disruptive to the occupants, only lasts a few seconds per hole, and does not require the relocation of the occupants.

  • When the inspection is completed, the borescope holes will be patched with like materials or industry acceptable materials. 

THE REPORT:

Per SB721 requirements, the report will include:

  • Current condition of each EEE structure.

  • Expectations of future performance & projected service life.

  • Recommendations of any further inspection necessary.

  • Written report including photographs, any test results, and narrative to establish a baseline of the condition of the components. The report will also include documentation of any EEE structures that pose an immediate threat to the safety of the occupants.

  • Review of report with chosen contractor (if needed)

SB721 Repair Documentation

 

SB721 Repair Documentation Service is for the purpose of verifying that the identified corrective repairs have been completed, and to a level of satisfaction. The Repair Documentation service will provide you with an additional report to document if the contractor performed the repairs to a level of satisfaction or if additional repairs are required to meet the SB721 Requirements. Reports documenting acceptable repair workmanship are a valuable tool in reducing the property owner’s liability against frivolous tenant claims, compliance verification for property insurance and required disclosures at a future sale of the property.
